How we protect the budget and still deliver the details that matter.
A number you can trust, and the discipline that keeps it true.
The budget is designed, not discovered
Most budgets fail at the start, when a design is drawn and priced afterward. We develop drawings, selections and pricing together, so every choice shows its cost while it is still a choice. By the time the drawings are complete, the number is real and in the contract.
Few allowances, named plainly
An allowance is a placeholder for a decision not yet made. Too many of them and the contract is a guess. We make selections during design, so allowances are rare, and where one is unavoidable we say what it covers and what a typical choice costs.
Changes in writing, before the work
Every change is written, priced, and signed before it proceeds. That protects you from a surprise invoice and protects the schedule from drift. In an existing home, a hidden condition is reported the day it is found, with options and costs.
Spend where it shows, save where it does not
Proportion, light and the materials you touch every day are worth the money: the floor, the counters, the hardware, the windows. Behind the drywall, we specify what lasts and what can be serviced, and we do not gold-plate what no one will see. That is how a budget holds and a house still feels right.
Start where you are.
Tell us about the place you keep coming back to in your mind. The one you already love. Or the one that doesn’t exist yet. We’ll tell you what we see, what we don’t, and what only you can decide next.
